Job description

Reporting to the Director of Preconstruction, this position is responsible for the management and overall outcome of the project assigned by ensuring that it conforms to the design, the budget, and the schedule.

Responsibilities

  • Plan, direct, and ensure the implementation of construction projects entrusted to them (definition of planning parameters and construction of the project and definition of deliverables and lots, etc.)
  • Participate in contract negotiations with the Project Director and define, negotiate, and administer the contracts awarded to stakeholders
  • Promote overall compliance of Health, Safety and Environment standards, applicable Occupational Health & Safety Acts, regulations, and codes with all employees and subcontractors on the project
  • Review initial drawings and project scope and ensure that the project is built in accordance with these documents
  • Work with in-house Estimator(s) to review project scope, determine budget allocation and participate in the proposal stage
  • Participate in the bid analysis if necessary
  • Participate in all feasibility analysis and develop appropriate recommendations
  • Prepare the pre-development budget and development budget for the entire project and ensure control of it
  • Ensure project materials are supplied and work is completed according to budget and schedule to meet milestones and completion dates
  • Ensure that projects are built according to approved plans, specifications, shop drawings, and applicable building codes and that quality standards are maintained
  • Ensure that the team properly manages endorsements, amendments and change orders
  • Ensure schedules are clearly communicated to trades and they are held accountable for meeting these schedules and deadlines
  • Lead regular project meetings with internal and external stakeholders to monitor and support the project’s ongoing progression
  • When changes in the scope of a project are made, work with consultants/trades to explore and cost out feasible and creative options to address these changes and present the options to clients
  • Meet with stakeholders on a routine basis to provide bi-weekly updates on the status of the project, notify them of obstacles and challenges, and changes in timelines or budgets
  • Maintain, track, and report financial aspects of project including forecasts and billings
  • Conduct routine site visits to oversee the progress and scheduling of the trades
  • Manage the procurement process including subcontractor/trade/supplier negotiations and awards
  • Perform any other task related to the position

MANAGEMENT RESPONSIBILITIES

  • Demonstrate leadership in health, safety, and environmental protection on the project
  • Coach team members and provide regular constructive feedback to assist in their professional growth
  • Determine success indicators for each project and plan and monitor how the team has met Provide strong leadership to construction team members and utilize individual/team strengths to meet project targets
  • Identify opportunities and risks within the project to accomplish the best possible impact on the project schedule and budget
  • Responsible for completing ongoing performance reviews as well as administering disciplinary actions
  • Monitor and assess the staffing need and hire employees as required
  • Provide orientation and training to new employees
  • Mentor the project team and resolve conflicts to create a cohesive unit
  • Provide learning opportunities to more junior counterparts on the team
  • Ongoing communication on changes within projects to employees, clients, sub-trades, and consultants so that everyone is aware of the changing dynamics of the project
  • Develop policies and procedures that address all details of launching a project including the Project Summary Sheet 

Qualifications

  • Post-secondary degree in Construction Engineering, Civil Engineering, Building Engineering or technical diploma in Architecture or Civil Engineering
  • 10+ years experience with complex construction projects with a focus on high rise residential developments (must have)
  • 8+ years project experience in the GTA market (must have)
  • Knowledge of the Occupational Health & Safety Act and ability to implement safety procedures with employees
  • Knowledge of construction documents, drawings, specifications, budgets, safety regulations, and current construction procedures
  • High level of expertise in the local planning and development approval process
  • Proficient in Microsoft Office (Word, Excel, Teams), Outlook, and MS Project
  • Working knowledge of Procore or other project management software
  • Possess and maintain a valid driver’s license
  • Capable of accurately understand stakeholder needs and ability to assume responsibility and communicate effectively with them throughout the project
  • Ability to predict problems in the project and implement short-term and long-term solutions
  • Ability to foresee complications in the project timeline and create new solutions in the plan and schedule
  • Strong negotiation skills and the ability to persuade others
  • Experience with interviewing and hiring new team members as well as motivating, coaching, and mentoring a diverse team
  • Organized with excellent time management skills and proven ability for meeting project schedules and staying within budget
